- The Pre-development Specialist - Landscounting assesses land suitability for CTP developments and negotiates with landowners and authorities.
- Key tasks include collaborating with the legal team on contracts, preparing financial reports, and managing a database of acquisition options.
- Investigate all land details (ownership structure, zoning plan, etc.) and due diligence to decide whether or not the land is suitable for CTPs developments.
- Contacting landowners and negotiations with landowners, authorities and other stakeholders on terms and conditions of possible purchase and other related conditions.
- Communication with legal team in CTP on drafting the Future Purchase and Purchase contracts, eventually other documents and presenting these to the owners, involved in negotiations with goal to agree acceptable and final wording.
- Communication to cadastral offices, construction and other authorities.
- Prepare financial reports including pricing, land analysis and market research.
- Determine the value of land areas.
- Create and utilities database of land acquisition options / targets and keep it up to date.
- Landbank management.
- Close cooperation with Business Development team and Legal.
- Active search for land which would be suitable for CTPs developments.
