- The Property Manager manages building operations and oversees the facility and maintenance team.
- Prepares budgets (Capex/Opex) and organizes minor construction works while seeking cost-effective solutions.
- Communicates with suppliers and tenants, and oversees the CTP HelpDesk and subcontractor tenders.
- End‑to‑end coordination of daily building operations, including coordination of facility services and repairs.
- Monitoring the condition of apartments and common areas; identifying issues and ensuring timely resolution.
- Conducting regular inspections and coordinating cleaning, security, and service providers.
- Handling unit takeovers and handovers (check‑ins / check‑outs), including all related administrative and accounting steps.
- Monitoring payments and managing outstanding balances.
- Conducting viewings with prospective clients and guiding them through the rental process.
- Ensuring a high‑quality living experience for residents through professional communication and timely support.
- Handling daily resident inquiries and identifying opportunities to improve satisfaction.
- Contributing to consistent standards in service delivery.
- Managing relationships with key external partners and suppliers.
- Negotiating timelines, tasks, and follow‑up activities.
- Coordinating service delivery, monitoring performance, and ensuring compliance with agreed standards.
- Working with Tririga and CRM systems (training will be provided).
- Maintaining required records for Foreign Police and local authorities.
- Participating in the digitalization of processes (documentation, communication, ticketing, workflows).
- Actively contributing to the creation, improvement, and implementation of operational procedures and standards.
- Bringing improvement ideas to enhance efficiency and overall operational quality.
